Business Reference Model
Published for 60 Day Member Comment Period
The MISMO Business Reference Model (B-Ref) was released for a 60 day member comment period. The comment period will be open until September 29, 2019. Members are encouraged to review the Business Reference Model Life of Loan and provide comments by responding to firstname.lastname@example.org.
The Business Reference Model, also referred to as "B-Ref", is a high-level business model depicting common activities that may occur over the life of a loan. Included in B-Ref is the MISMO Life of Loan process model. The Life of Loan is a subset of B-Ref that enables business professionals and others to access information about MISMO products within the context of a specific business process. Specifically Life of Loan includes:
- Life of Loan Overview and Narratives
- Appendix A: Residential Originations Process Model (searchable and clickable PDF)
- Appendix B: Residential Servicing Process Model (searchable and clickable PDF)
It allows the business-savvy reader to easily access MISMO Products by relating them to "typical" processes within the mortgage lifecycle. All processes in MISMO Life of Loan also have a short definition captured in the MISMO Business Glossary. The MISMO Business Glossary will be released for public comment and available on mismo.org very soon.

The member comment period is also intended to afford work group participants who worked on the proposed Business Reference Model and related Life of Loan models formal notice prior to final release to review the model and disclose any applicable Patent Rights (as defined by MISMO's 2018 Intellectual Property Rights Policy). Disclosures and comments should also be directed to firstname.lastname@example.org. At this time, MISMO also requests that organizations disclose in writing (to email@example.com) any patents and patent applications that might be infringed by an organization that uses or is compliant with the MISMO Business Reference Model.
The release and use of MISMO standards, including the Business Reference Model, are governed by the MISMO Intellectual Property Rights (IPR) Policy.
